About the role

We are now seeking to recruit a Sales Advisor (to work from home and site based as required) to work as part of the Growth and Regeneration Team, the role will support the Head of Sales and Sales Managers on all sales related activities, with a specific emphasis on our Signaller’s Croft scheme in Basford, Crewe. Responsible for the day-to-day delivery of the Signaller’s Croft sales programme from pre-sale to completion, delivering strong sales results to meet targets and provide an excellent service to customers. 

This role will primarily be based on-site, with some opportunities for home working and occasional travel to other offices for team meetings or to support other sales locations as needed.

Regular weekend work will be required, specifically on Fridays and Saturdays, with flexibility to take a day off during the week.

 

Responsibilities

  • Customer enquiry handling

Proactively manage all customer enquiries to ensure all sales targets are met by maintaining the CRM sales database and providing guidance and support around homeownership options and the home buying process.

  • Customer eligibility and affordability checks

Collate supporting documents and ensure applicants meet Homes England and relevant criteria. Utilise the Homes England Budget Planner and work with mortgage advisors to ensure affordability and maximisation of shares, to audit standard.

  • Viewings

Ensure the smooth operation of the sales office and show-home at Basford and other sites. Arrange and manage property viewings; plan and attend launch events and open days.

  • Sale progression

Administer property reservations, assisting customers throughout the purchase process, work with solicitors, check mortgage offers, request signing of legal documentation, providing home demonstrations and handovers to new customers, ensuring all sales related deadlines are met. Lead on preparing reservation packs.

  • Marketing

Work collaboratively with the team in relation to scheme specific marketing activities, including ensuring that all property listings, social media, sales literature, guides and signage are up to date and fit for purpose. 

  • Inform new business decisions

Contribute to the analysis of new development opportunities, applying research and lessons learned to inform assessment of demand, competition, the type, design, specification and tenure of new homes and sale assumptions.

  • Performance Reporting

Maintain accurate records, updating systems, obtaining customer feedback and providing information to support performance reporting, sales forecasting and continuous improvement.

Skills and Experience 

 

Essential:

  • Proven experience of marketing and selling properties.
  • Full knowledge of the conveyancing process.
  • Proven experience of meeting sales related targets.
  • Strong customer service and organisational skills.
  • Good knowledge of shared ownership and Rent to Buy.
  • Ability to cultivate productive relationships with colleagues and partners.
  • Computer literate with the ability to use Word, Excel, Property Portals and social media.

 

Desirable:

  • Experience of selling new build or shared ownership properties.
  • Experience of working on marketing campaigns.
  • Experience of using a sales CRM and producing reports.

 

Qualification

Essential:

  • GCSEs minimum of English and Maths/ equivalent qualification

Desirable:

  • Property related qualification
