About the role 

We are now recruiting a Property Manager (Home Ownership Specialist) to join our operations team on a 12 month fixed-term basis.

This is a home based role where there is no daily requirement to attend an office but it is expected that the successful candidates will attend the office as and when required for training, meetings and other team events usually once per week mainly in our Didsbury Office. 

Occasional work outside of office hours as and when required to attend meetings. 

The purpose of this role is to provide a professional, cost effective and high-quality property and leasehold management service, managing a portfolio of properties across a range of dispersed sites.

Key Responsibilities:

Property & Leasehold Management

  • Deliver a proactive and professional, high-quality property & leasehold management service to leaseholders and landlords. Delivering all aspects of the service including scheme inspections, staircasing, lease extensions, Management Packs (LPE1), permissions and the interpretation of complex lease clauses. Develop a clear understanding of individual lease covenants and obligations and ensure that those lease covenants and obligations are fully met, and appropriate action is taken in respect of breaches of Lease. Take ownership of all elements of your sites, working with colleagues across the business to deliver a comprehensive and compliant service. 

Customer Service & Engagement

  • Provide professional and effective written and verbal communications. Participate in meetings for leaseholders, actively interacting with clients in a positive manner. Aim to deliver a service that delights our customers.

Health & Safety and Compliance

  • Perform consistent thorough evaluations of the building, outdoor areas, and the quality of services to keep an eye on the maintenance of the property. Spot any problems with repairs and upkeep and address them properly. Ensure all necessary health and safety checks are carried out.  Respond to health and safety concerns raised by leaseholders or third parties. 

Service Charges

  • Collaborate closely with the finance team to produce accurate service charge demands and year end accounts for leaseholders at all sites within the required timescales.  Monitor expenditure throughout the year and take appropriate action in relation to considerable variances including communicating this to leaseholders. Ensure sinking funds and accounts contain suitable levels of balance that will facilitate the effective management of the portfolio.

Major Works and Section 20

  • Work in partnership with colleagues to set an annual major works programme for each site.  Ensure appropriate s20 consultation is undertaken, including dispensation where necessary. Ensure planned and cyclical works are effectively delivered and monitor progress.

Collaboration

  • Collaborate with peers within the organisation to deliver a cohesive service experience that enhances customer satisfaction. Participate in the continuous improvement of the service, including the policies and procedures.

Skills, experience, and Qualifications

Essential:

  • Sound experience of leasehold management and property management.
  • Demonstratable understanding of leasehold and service charge legislation.
  • Experience of setting and monitoring service charge budgets.
  • Experience of working well in a team, actively contributing and engaging and demonstrate a proactive approach to the achievement of team goals.
  • Experience of communicating with leaseholders and external partners in a professional and confident manner.
  • Microsoft Packages to an intermediate level
  • Excellent communications skills – letter writing and the written and verbal presentation of information.
  • Excellent numeracy/analytical skills and competency in dealing with financial information.
  • Ability to work on own initiative, managing diary / time effectively to ensure all tasks are delivered.
  • Have an innovative approach to problem solving creating long term solutions.
  • A Full UK Driving Licence and access to your own car.

Qualifications 

Essential

  • Educated to GCSE standard or equivalent qualification / experience.
  • Qualified to Property Institute level 2

Desirable:

  • Qualified to Property Institute level 3 or above.
