About the Role
We are seeking a Building Surveyor to join our Capital Investment team on a permanent basis. The successful candidate can be based at any of our office locations—Liverpool, Manchester, or Accrington—with travel required across the region.
This role is pivotal in delivering tailored projects and providing expert technical advice, property assessments, and strategic input on the condition and investment needs of our property portfolio. Suitable candidates will need to drive and access to their own car.
Key Responsibilities
Stock Sustainability
- Contribute to the sustainability of our housing stock through detailed option appraisals and delivery strategies.
- Support regeneration initiatives aligned with long-term asset performance.
Project Management
- Lead and manage bespoke investment and refurbishment projects, considering long-term maintenance needs.
- Collaborate across directorates to develop commercial solutions for underperforming assets.
Surveys & Project Appraisal
- Conduct high-quality dilapidation and diagnostic building surveys.
- Deliver detailed project appraisals and technical recommendations.
- Validate investment needs in line with the Asset Management Strategy.
Investment Planning
- Support the investment programme by ensuring alignment with neighbourhood plans and regulatory standards.
- Develop comprehensive specifications for effective project delivery.
- Work collaboratively with Landlord Compliance, Capital Delivery, and Repairs & Maintenance teams, incorporating whole-life maintenance and innovative solutions.
Health & Safety
- Ensure compliance with health and safety legislation, including CDM regulations, across all major works.
- Provide expert support to the wider directorate on health and safety matters.
Skills, knowledge, experience and potential
Essential:
- Demonstrable knowledge of building construction, building standards, planning regulations, regulatory standards, and leasehold legislation.
- Commercial understanding and experience of value for money drivers in construction with delivery of bespoke investment programmes.
- Detailed knowledge of construction specifications, contracts and their effective management.
- Knowledge of project financial valuation and evaluation, performance assessment and budget management.
- Experience of performing the role of 'principal designer' and knowledge of the requirements of CDM.
- Self-motivated, organised and ability to work autonomously
- Experience managing relationships with internal and external stakeholders.
Desirable:
- Previous experience of managing similar projects.
- IT skills – Microsoft office and Auto CAD com.
Qualifications:
Essential:
- Building related Degree or equivalent qualification/ building related specialism.
Desirable:
- Professional qualification in a property MCIOB, MRICS, MICE etc. or equivalent qualification/ experience.
- Project Management qualification or equivalent qualification.
