About the role
We are seeking to recruit an Asset Strategy Manager to manage and lead a team in developing and overseeing investment requirements and standards, investment planning, data management, and property appraisals. The goal is to optimize the property portfolio and effectively deliver Onwards' Asset Management Strategy.
This role is home based but will require the post holder to be able to attend offices for meetings and team events as and when required.
Key responsibilities
Strategy
Assist the Head of Asset Management in the development of a comprehensive stock investment Asset Management Strategy encompassing the sustainability agenda and the need to maximise the performance assets and reduce waste.
To inspire and lead a team to innovate and deliver a proactive Portfolio Management agenda for the benefit of Onward and its customers.
Surveying
Manage and deliver a programme of surveying, validation, and inspection to provide comprehensive information that allows assessment of on-going maintenance liabilities & issues in relation to meeting the requirements of the sustainability agenda.
Data
Provide a comprehensive and detailed suite of integrated data to support the development of the Asset Management strategy and business plan, acting as lead for the development of a Data Management and Systems Strategy, which will support the delivery of the Asset Management strategy and sustainability agenda, taking full account of its governance and operational requirements.
Appraisals
Develop property appraisal techniques to review the sustainability of assets and undertake detailed appraisals as required, to determine the most effective option in terms of ROI to optimise value.
Assurance & Validation
Ensure suitable arrangements are developed and put in place to allow for external assurance and validation of asset management activity.
Management, Leadership and Culture Change
Manage the budgets, resources and priorities of the team ensuring effective and efficient use of resources to deliver agreed performance targets and customer satisfaction. Lead and inspire your team and help to drive culture change across the organisation based on our Values.
Essential Skills, knowledge and experience
Essential:
-
Specific in-depth knowledge of property appraisal methods and data assessments that inform business decisions.
-
Commercial property experience and market product assessments.
-
Track record of managing complex stock condition data yielding organisational benefits within a similar organisation.

Experience of managing and successfully delivering large scale programmes of stock condition and related surveys.

Skills in evaluating complex data, controls and validation that provide assurance.

Demonstrable experience of evaluating the portfolio’s sustainability.

Experience of developing detailed 30 year financial and implementing 3–5-year property investment.

Proven experience in the development of asset strategies within the housing sector and the regulatory and statutory requirements.

Ability to develop and manage KPI monitoring data and other methods to communicate ongoing asset /portfolio performance.

Excellent communication skills (both written and verbal) with a proven ability to influence senior stakeholders and customers.

Experience of managing of developing and leading teams and people to meet defined objectives or targets.

IT skills – Microsoft office up to intermediate level
Qualifications
Desirable:

Related Degree or equivalent qualification/ experience.

Professional qualification in a property/building related specialism MCIOB, MRICS, BIFM or Health and Safety or equivalent qualification/ experience.
