We are now recruiting an Adaptations Surveyor to join our property team on a permanent basis based within the Merseyside area.
This is a home based role where there is no daily requirement to attend an office but it is expected that the successful candidates will cover the North West and be required to travel to various offices for an anchor day each week and for any other meetings/training as and when required.
Occasional work outside of office hours as and when required to attend meetings.
The purpose of this role is to support the Delivery and Adaptations Team in to ensure consistently high standards of quality control through onsite technical assessment, preparation of concise drawing and specifications adherence to documentation ensuring robust control of health and safety standards in compliance with health and safety legislation.
You will assess and plan building modifications to meet the specific needs of individuals, particularly those with disabilities or age-related needs, considering factors like accessibility, safety, and practicality. You will coordinate the work with contractors, architects, and other professionals involved in the project. You may also supervise the implementation of the adaptations to ensure they are carried out according to plan and that all modifications adhere to relevant building regulations, accessibility standards, and other relevant legislation.
Key responsibilities
Data Recording
- Support the Capital Investment and Adaptations Team by ensuring that accurate and up to date records in connection with Capital work and in accordance with policies and procedures
- Ensure compliance with the contract specification preparing defect schedules for rectification and monitoring performance standards, minimising risk, monitoring progress, preparing payment valuations and overseeing financial management of the project, reporting as appropriate.
- Provide effective supervision to ensure consistently high quality standards through robust monitoring and supervision for each project, via site visits, assessing all aspects of quality control.
System Administration
- Ensure effective administration of systems for the adaptations works, to ensure creation of work orders, payments etc. in delivering the induvial projects.
Partnership Working
- Set up effective Stakeholder Communications register
Health and Safety
- Ensure health and safety compliance with legislative requirements including CDM and associated legislation.
What skills, knowledge and experience do you need?

Track record of managing programmes to a high level of quality and performance

Technically competent and demonstrable knowledge of building construction, building standards, planning regulations, regulatory standards, and leasehold legislation

Knowledge of construction contracts and their effective administration

Experience of managing onsite health and safety management and compliance to the requirements of CDM

Experience managing relationships with internal and external stakeholders

Experience of managing contractors to meet defined objectives or targets

A knowledge and level of competency using CAD

Previous experience of managing similar projects
Essential Qualifications
- An HNC or equivalent pass in a building related discipline.
Desirable Qualifications:

Professional qualification in a property/building related specialism MCIOB, MRICS, MICE etc.
